Bovina, but affordable! Seven plus acres on both sides of a quiet country road come with a 1980s manufactured home, a detached garage, and other outbuildings. The house has been cleaned out, cleaned up, and could be a comfortable hunting lodge or a full time starter home. Seller has rented it out for the past thirty years. It could also be where you stay while you build your dream home just a few miles from the center of the village. The bulk of the land surrounds the house, but it includes a small lot across the street with a shallow pond. The layout of the house is unusual - a large central room is the main living area and looks into the kitchen and the mudroom/laundry in back. The master with its own bath is on one side, while on the opposite side are double doors to a large bedroom/office, and a second bath and third bedroom. There used to be two woodstoves, so it wouldn't be difficult to add stoves in again for supplemental heat. The hot water heater is brand new, as is the refrigerator. The oil furnace is only three years old. This has always been a rental, and despite the work done, there is still more to do. It's priced to reflect that. This is in the Catskills watershed, so new owners will have to check on restrictions on building, but that also means this is eligible for the watershed's septic update program, should that ever be needed. A natural spring is the water source, and the clean mountain air comes at no extra charge. Seller is open to private financing with at least 30% down. If you've been hoping to get a toehold in the exclusive Bovina market, this is your opportunity.
