Come finish what I started. First off, I am BUSY working on mine and the neighbors m/h. It is by the Quitty an mosquitoes are bad right now. There are critters, spiders and poison ivy around. The place has all stages of remodeling going on. In general if you have credit issues, problems with an FBI screening and are not toally serious about buying it don't waste my time or yours. I put alot of blood , sweat and labor in this place.

Home is in a rented park in Annville. Park is a mixture of seniors, middle- agers and a few families with children. $4xx lot rent includes water/sewer/trash. Mowing and snow removal available for extra charge per month. Reasonable monthly housing cost when m/h is paid for.The lot is sided by woods/creek on two sides (no building on two sides). Back side is field that will eventually have new modulars.



The stream is stocked with trout every year and you can walk down the side path right to it. If you feed birds you will get cardinals, woodpeckers, gold finches and others. You can also hike/walk and mountian bike around. Kayaking, have someone drop you off upstream, get out below the m/h. Plus two smaller raised bed organic gardens.

Backstory: This was my retirement fixer upper. We lived in Florida and missed it during the winter. I got run down and sick from the two weeks of deep freeze and told my beloved "I'm done with northern winters, lets plan for a Florida move this fall or spring of 2019" and she kicked in to planning mode. I had planned on this being the last move before a senior center. My total investment at this time getting close to 20k without all my labor. My beloved's dream was screen porch overlooking the woods/creek. Completed this summer by my labor plus "I got by with a little help with my friends". This is what got worked on over the last few years (approximate values).

Close to 20k invested + $1500 in escrow for older mobile home abandonment. A possible split of my payment at settlement. Asking 15,000 . Occupancy latter part of this September. Mobile home price/value are subjective to the owner. I saw the lot location as an asset and the home's condition as work in progress. NOTE: This is a 38 year old m/h.

It had/has leaked over the years. Mold/mildew and rot has been found upon rehab plus uneven/settled floors. The place is an ongoing construction zone I will keep working on various projects till the new owner takes over. (not child friendly at the moment). It is a livable finisher upper ready for the next diy'er.

Living room, smaller bedroom (needs finished),hallway,laundry area and partial kitchen drywalled. LR has dropped ceiling with media wall. Media wall has 2009 42" Panasonic



Plasma flat screen (will sell for $300 obo). Wall has top mounted 110v recpt, ethernet(internet) jack, phone line, coaxial jack for sat or cable and coaxial jack for outdoor hdtv antenna (included but don't have the best reception). Also.I have a large rubbermaid shed I'll sell for $100. Comes with fridge, electric range and washer/dryer. Has central air from 2013. Lighted indoor heat tape control switch. Temp monitors for water meter, inside and outside of underbelly. Water alarm in back of washer. Smoke/fire and CO2 detectors. Windows are double pane vinyl replacement. Rope mood lighting on porch. Wall mounted ethernet and coax outlet in back room.

What needs done: Eventually a roof (I was going to use painted aluminum panels or sheet membrane). Currently it is a shingle roof. New floors( I built a corner cabinet floor and and the furnace floor with the thicker osb board to match up to. Kitchen and bath remodel. They both funtion but the kitchen definitely needs work first. Also planned on a 60" slider out the back door and a small deck.

Very nice landlords, they like things nice and neat but are very helpful and will work with you on your projects. Neighbors are friendly except for a few. Neighbor on the right side very friendy and helpful (makes up for the other one).

Unpleasant things. Stink bugs, box elder bugs, (drawn to the yellow home/car for some reason), poison ivy around, mosquitoes, and is across from the Annville sewer. Are a few days during the hot still nights you get odor (depends on the air flow). Sometimes in the winter eves I get an odor when they get over loaded. All in all I could count on my fingers the days of the year it was noticed. Groundhogs. got to keep them chased away. Mice, due dilegence is needed as there are plenty around. We use sticky and snap traps. I also anchor baits inside the skirt to help before they come in. You have
to not mind animals as there are squirrels,possum,skunks, racoons and deer that will come right up to the back door. Dusty Shown by appointment only. I have good credit and got an unsecured bank loan. 


There isn't a lot of housing in this price range so it is possible there will be a waiting list. When this m/h at 5.5k was listed it needed a LOT of work. I noticed it a week later and I was 4th on the list and people waiting after us for our decision. You have to pay($60 I think) to get a credit and FBI background check for landslord's approval. The first three either failed the credit or background check. I saw at the beginning of the week, and by Saturday we got the keys. Sunday the sellers left for Texas. Taxes run about $75/yr, electric budget $97/month, propane budget (minus the unconnected heater) was $74.

Comcast and Dish network antenna installed. Landlord just buried the electric(new smart meter), cable and Verizon. I use Comcast for internet but you will have to get Verizon line pulled if you want a copper phone line (No FIOS).
