Nestled between the Tuscarora and Blue Ridge Mountains is the center of the Cumberland Valley. Today, within the mountain-protected borders of the center of the Cumberland Valley, are the towns of Chambersburg, Mercersburg, Waynesboro, Greencastle, St. Thomas and other small communities. Chambersburg is at the core of the Chambersburg, PA Metropolitan Statistical Area which includes surrounding Franklin County. The population of this area in 2010 was 149,618. Carsons Mobile Home Park is located in the west end of Chambersburg at the edge of town and is very convenient for senior citizens as well as for young couples who are just starting out. The community is well maintained and is within walking distance of a new elementary school at 481 North Franklin Street. Parking does not present a problem. What makes Carsons special is the fact that it is the only manufactured housing community within walking distance of downtown Chambersburg. The community was originally built in 1961 by Warren and Mary Carson on approximately 10 acres of ground, and we have several residents who have lived here since the mid-1960 s. The park was enlarged in 1980 and remained under Carson s ownership until November 1992 when it was sold to D.A.M. Management. It was purchased by ARC in June 2004 and subsequently acquired by UMH Properties, Inc. in August 2012.
