Shady Oak MHP is an established 55+ community just 10 min from the best Florida beaches & Downtown Melbourne. Very quiet neighborhood and lovely neighbors who are prideful homeowners! No rentals in the community, all residents own their homes. Absolutely no pets are allowed. Lot rent $450/month (includes garbage). Each lot is metered for water and power, thus you pay for what you use. Water is billed back to the residents by the park monthly. You would need to have the power initiated in your name with the power provider (FPL). We do background check. $50 non-refundable application fee. No evictions/felonies. *Note: Even though the community is 55+, the park is allowed to have up to 20% of residents under 55 (but older than 40).

Shady Oak MHP is located in Climate Zone 1. A HOT-HUMID climate is defined as a region that receives more than 20 inches (50 cm) of annual precipitation, and where the monthly average outdoor temperature remains above 67°F (19.5°C) throughout the year.
Knowing your area’s climate zone (as assigned by the U.S. Department of Energy’s Building America Program into one of eight zones), can help you predict your heating and cooling needs. Humidity and temperature can of course vary, even by county.
The Building America HOT-HUMID climate zone corresponds to the portions of IECC zones 2 and 3 in the dry category.
